Review on Leopold Square in SheffieldEncased at the West Street and Lepold Street junction this £25 million development is located right in the heart of the city. Housed within the walls of the former Central (junior) Technical School this Victorian building was constructed in 1879 and is now a Grade II listed building. This redevelopment retains the facade of the former school but saw the demolision of a non listed building on West Street to create a new level for the public courtyard. The development maintains that the architecture will be sympathic to the existing buildings. Leopold Square has been developed by Ask Property Developers who have been involved in some of the North West’s largest schemes and is one of the key players in the revitalisation of Manchester. The development incorporates three buildings York House, Bow House and Holly House. These are situated around a courtyard. This is a mixed use development that will incorporate 42 one and two bedroom apartments with a boutique hotel, cafes, bars and high quality restuarants. The apartments have been furnished to a high standard and feature white walls and ceilings with chrome fittings and wooden style flooring. The kitchen is fittend out with a range of integrated appliances such as dishwasher, stainless steal finish oven hob and hood from AEG. A concealed washing machine is also located in the kitchen. Rocca's Sydney range fits out the bathroom with white sanitaryware and contrasting fittings in chrome from Quadrant. The bathroom also has heated towel rail and mirror. The apartments also have double glazed windows, and intruder systems to the ground floor apartments while heating is provided by energy efficent electrical heating. The apartments range from £147,000 to £179,995 for a one bedroom apartment and from £204,995 to £264,995 for a two bedroom apartment. The boutique hotel to be situated within the Leopold Square complex is to be run by the Dublin-based boutique hotel operator, Prem Group. Leopold Hotel will open January 2007 and consists of 50,000 sq ft. The hotel will be 4 stars and include 90 Bedrooms, Restaurant, Bar and 3 Meeting Rooms. While the hotel will have a contemporary twist, the ornate stone elevations and window detailing will remain unaltered although will be cleaned and refurbished. Adam Higgins, Development Director at Ask said: "We selected Prem Group as they fully embraced our enthusiasm and commitment to retaining as many of the superb existing features as possible within the building. The original oak paneling, coved ceilings and beautiful iron and stone staircases will all be integrated sensitively within the new design." Central to the Leopold Sqaure development is the inclusion of a new £1 million public square. This courtyard is to be designed in a Tuscan style and will provide a lively spill out area for the hotel and the various high quality café bars and restaurants. Discussions are appartently underway at the moment with "some very exciting bar and restaurant operators" for the retail component of this development. |
