Review on The Square in Sheffield

Frank Knights Autumn 2005 activity report identified that, while Sheffield was the principal commercial centre in South Yorkshire it was limited in its availability of Grade A office stock with in the city centre. There has been and there is in the pipeline, various mixed use developments such as Velocity offering 34,000Sq ft of office space and Metis 23,000 sq ft to name a few. Castlegate is the site of a jointly funded scheme that will see the redevelopment of the Broad Street (former Sheaf Markets) site for a mixed-use but largely office scheme – ‘The Square’.

The Square is a £80 Million scheme occuping 1.2 hectares of land. Located at the principal gateway to Sheffield city centre this site is been developed in partnership with the City Council and with assistance from Objective 1 EU and Yorkshire Forward funding. The scheme comprises of a 114-bed hotel; 400-space multi-storey car park, 250,000 sq ft of Category "A" office space; ; and supporting leisure and retail units. The first phase of this development will hopefully be finished by the end of this year, with the completion of 52,000 sq ft of office accomodation, the hotel and carpark.


The scheme has been identified as pivotal because according to Sir Bob Kerslake, Chief Executive of Sheffield City Council it links the city centre with the lower Don Valley, providing high quality office space and leisure opportunities in a part of the city that has been hit hard by the loss of traditional industries.

The Castlegate like other key areas in Sheffield is undergoing a major shift. The Castlegate quarter is seen as an important gateway to the city centre and links the city centre with Victoria Quays and the Riverside. A council report of March 2006 stated that given Sheffield's current climate of change, "The time was ripe for re-assessing Castlegate's future economic role, within a regenerated city centre". The Castlemarkets are located right next door to the Square and unless significant improvements are done to the building the site will probably be demolished in the next 5-10 years. If this is the case it will invovle the relocation of the markets with possible re-location sites listed as the moor. With the markets gone, the character of the Castlegate could change dramatically. The Castlegate Quarter is one of the oldest areas of Sheffield, the site of the old Norman fortress and the main market area of the original settlement is located under the Market building. It is unknown to what condition the castle is exactly in and this will be determine if and when the Market building is demolished. There are plans however to reconnect the Castle and the Riverside and develop this area into a mixture of offices, commercial, residential, recreational and small-scale retail along with cafes and restaurants.

The Square is located at the head of the A57 Sheffield Parkway offering easy access to the major motorway networks and the city centre, making it a prime location for business. Serviced by rail, bus and tram links, public transport to the development is a realistic option for employees commuting to the city centre.
